Annual Statement Rate (ASR) commonly known as the ready reckoner rate is the minimum price per square feet or per square meter of a property that the state government of Maharashtra has set. The ready reckoner rate is also known as the ‘circle rate’ or ‘guidance value’ in other parts of the country.

There is a misconception that if the seller sells their property below the ready reckoner rate, then the buyer will not have to pay any stamp duty. This is not true. All administrative charges are applicable irrespective of whether the property is sold at or below the ready reckoner rate.

In simple words even if you sell a property below the ready reckoner rate the buyer still has to pay stamp duty and all other administration charges as per the ready reckoner rate.

Ready Reckoner Rates in Maharashtra differed based on various factors like location of the property, does it fall in urban area or rural area, whether it is a residential, commercial property or agriculture land, etc.

The Maharashtra government revises these rates bases on market rates movement on regular basis.

The government has not increased the rates for the last two years due to the pandemic. The Maharashtra government, on March 31st, increased RR rates in the state by an average of 8.80%.

Except in Mumbai, the ready reckoner rates of all municipal corporations is increased by 8.8% from April 1, 2022.

In Aurangabad the RR rates have been increased by 12.38 percent, Ahmadnagar by 7.72 percent, Latur by 11.93 percent, Navi Mumbai by 8.90 percent, Nasik by 12.15 percent, Panvel by 9.24 percent, Pimpri Chinchwad by 12.36 percent, Pune by 6.12 percent, Sholapur by 8.08 percent, Thane by 9.48 percent, Ulhas Nagar by 9.81 percent and Vasai-Virar by 9 percent.

How to Check Ready Reckoner Rates in Maharashtra?

Now you can also check the ready reckoner rates online on your mobile or PC. Maharashtra government has deployed an online system to check Annual Statement Rate (ASR) online in English and Marathi both languages.

Here are simple steps to get the ready reckoner rates online:

Step 1: Go to the official website of Department of Registration & stamps Maharashtra (नोंदणी व मुद्रांक विभाग, महाराष्ट्र शासन) and scroll down to navigate ‘Online Services’.

Step 2: Now click on e-ASR then click on the Process from the drop down menu.

Step 3: Once you select Process, the Maharashtra state map will open in new tab. To check the rate of any particular location, first click on the district of interest.

Step 4: From drop down menu select taluka and village.
